GARRETT KELLEHER
Garrett Kelleher has worked in property development both in the US and Ireland / Europe for over 20 years and is acknowledged as one of Ireland’s most innovative property entrepreneurs.
Garrett set up Shelbourne Development Group in the mid-1980’s and focused on loft conversions in Chicago, Illinois. Since then, Garrett has completed significant re-development projects across the globe. He continues to source unique real estate opportunities and deliver distinctive properties in established and emerging markets.
Garrett holds extensive personal real estate and business interests in Ireland, the UK, Belgium, France and the US.

BRIAN BERG
Development (Ireland)
Brian Berg is involved with site assembly, development appraisals, property disposals and asset managing properties held in the Shelbourne portfolio.
Prior to joining the company, Brian worked in Savills Hamilton Osborne King for two years in both the Industrial and Retail Departments, where he was involved in the acquisition and disposal of retail and industrial buildings and development land. He carried out valuations and development appraisals, and gave development advice to developer clients.
Brian has a degree in Property Economics and graduated from the Dublin Institute of Technology in May 2005.

TOM HAMILTON
Development (Ireland)
Tom Hamilton joined the Group in 1998. Tom is the Group’s Development Director and is involved in all aspects of property acquisition, management and disposal.
Before joining the Group, Tom worked in the UK Valuation Office, Nelson Bakewell, Christie & Co. and Sherry Fitzgerald. In those roles, Tom gained an in depth understanding of the UK and Irish property markets.
Tom received a diploma in Property Economics from the Dublin Institute of Technology and a BSc. in Surveying from Trinity College, Dublin.

TOMAS KILROY
Project Management (Ireland)
Tomas Kilroy joined the Group in September 2007 as Project Manager. His responsibilities include driving and overseeing the design and construction of the Group’s numerous development projects.
Tomas previously had extensive experience with John Sisk & Son, one of Ireland's leading construction companies. Some of his projects included works on Limerick Regional Hospital and Johnson & Johnson.
Tomas graduated with honours and a degree in Civil Engineering from the National University of Ireland Galway in 1997.

JOE DEGROOT
Accounting (USA)
Joe DeGroot joined Shelbourne Development in 2007 as Portfolio Accounting Manager. In his role, Joe is responsible for corporate accounting functions and financial reporting for US-based business entities.
Joe began his career as an auditor at a public accounting firm, Ernst & Young, where he gained experience in accounting and auditing primarily in the real estate industry. Subsequently, he worked as an internal auditor at Equity Office Properties where he gained experience in establishing and monitoring financial and operating internal controls; and later moved into a portfolio management role overseeing the operations, accounting, and financial reporting of Equity Office Properties parking facility portfolio.
Joe has a Bachelor of Arts in accounting from Michigan State University and is a Certified Public Accountant. He is currently pursuing his MBA from DePaul University.

THEA MACKENZIE
Marketing (Ireland)
Thea MacKenzie joined Shelbourne Development in April 2006. Her responsibilities include management of marketing and development requirements. Prior to joining Shelbourne Thea worked as Marketing Manager for Brookman Town Homes, a corporate short term letting agent in Dublin.
Thea graduated from UCD with a BA (Honours) in Politics and Sociology and has a Higher Graduate Diploma in Business Studies from Smurfit Business College received in 2005.

RICHARD MOYLES
Development (Ireland)
Richard Moyles joined the Group in 2004 to work within the development team and became Director of Development in January 2009. He is responsible for site assembly, development appraisal, disposals and active asset management.
Before joining the Group, Richard worked in Lisney Auctioneers and Estate Agents, where he focused on providing support to senior management in relation to advising on acquisition and disposal of commercial properties, valuations and development appraisals.
Richard holds a degree in Property Economics from the Dublin Institute of Technology.

ANTOINETTE MURPHY
Finance (Ireland)
Prior to joining Shelbourne Development in 2007, Antoinette worked with Green Property as Group Financial Controller. During her time with Green Property, she worked with senior management in appraising investment and development projects. Antoinette also had responsibility for the preparation of the group’s financial statements for reporting at Board and statutory level.
Trained with KPMG and qualified as a Chartered Accountant in 2003, Antoinette has already gained experience in audit management across a broad range of clients.
Antoinette completed a Bachelor of Business Studies in Trinity College in 1999.

STACEY THOMAS BALTEN
Legal and Development (USA)
Stacey Thomas Balten joined the Group in 2007 as Director of Legal & Business Affairs. In her role, Stacey is responsible for coordinating the legal and business aspects of acquisition, financing, development, sales and corporate matters. Her responsibilities also include oversight of the Legal Department as well as the Chicago Office.
A licensed attorney for over 20 years, Stacey has a proven track record handling complicated urban infill real estate development resulting in the creation and close out of highly-successful, on-time projects.
She holds a Bachelor of Arts degree in Political Science from the University of Iowa and a Juris Doctor degree from DePaul University College of Law.

NIALL COLLINS
Project Management (USA)
Niall Collins joined the Group in 2006 as Associate Director – Development. In his role, Niall is responsible for sourcing and acquiring property developments and investments and utilising his broad experience in the assessment and evaluation of feasibility, planning, design and project management.
Niall has over 12 years experience in the property market in Ireland and internationally. In his previous role with Treasury Holdings (Ireland), Niall was responsible for a significant mixed development portfolio with an end value of over €1.5bn. Prior to this, he was with the Altus Helyar (Canada) where he specialised in advisory services ranging from land acquisition, development through to disposal and property management, in the residential, commercial and industrial sectors.
Niall qualified as a Chartered Surveyor in 2002.

MAUREEN MURPHY
Administration (USA)
Maureen joined Shelbourne Development in March 2007 to assist the Executive Chairman. Her previous experience includes serving a similar role at The City of Chicago and The Economic Club of Chicago. Maureen studied at Trinity College, Dublin and has a Bachelor of Arts in Marketing Communication from Columbia College Chicago.
JIM OSBORNE
Development and Project Management (Ireland)
Early on, Jim worked with Morse Diesel, the leading Construction Management Company in New York City, Lehrer McGovern Intl’s London office and was subsequently responsible for 2M ft” of state art office accommodation at Canary Wharf. From London, Jim went to Barcelona, Spain for construction of the Ritz-Carlton hotel development as well as significant retail, office, and leisure facilities in preparation for the 1992 Olympics. He then joined Stanhope in London as Director of Business Development.
In 1994, as Deputy Operations Director of MACE, the UK’s leading Project and Construction Management company, Jim launched the business into the airport construction sector through the award of major renovation projects at Heathrow and Gatwick Airports. He then moved to Asia as Managing Director of Schal Asia Pacific and was responsible for the delivery of commercial and Government projects with a total value of in excess of US$500M throughout the Asia Pacific region.
In 1998, Jim founded CMInternational and as Managing Director brought the business forward as Asia’s leading Project & Development Management Company. The company was responsible for developing HQ’s for Goldman Sachs and Lehman Brothers in Tokyo, and had clients EMC, American Express, IBM, and Disney Stores.
Jim joined Shelbourne Development in 2001 and became a fundamental catalyst in the successful completion of Moore Street Plaza. He has also headed up projects such as Belgard Square and 75 St Stephens Green in Ireland.

CHARLIE O'CARROLL
Finance (USA)
Charlie O’Carroll joined the group in 2007 as the VP of International Investment. His responsibilities include sourcing financing, investment evaluation, transaction structuring and the on-going investment management.
Charlie has a background in corporate finance, having worked in Corporate Finance for KPMG, working across a range of disciplines including M&A, Real Estate Financing, PPP and Project Finance.
Prior to joining Shelbourne Charlie worked for Avoca Capital as an asset manager and KPMG Corporate Finance in its Mergers and Acquisitions business.
Charlie has Bachelor of Commerce and Master of Accounting degrees from University College Dublin and is a Chartered Accountant.
CAROLINE DRENNAN
Accounts (Ireland)
Caroline joined Shelbourne Development in 2001 and has a wealth of accounts and administrative experience. During her 10 years with the company, she has played a key role in implementing accounting systems and in providing support to financial projects. Her key areas of responsibility in Shelbourne include credit control, accounts payable and the support of the finance department.
HALEY MUELLER
Administration (USA)
Haley joined Shelbourne Development in April 2010 to assist the Managing Director of the Chicago office. Prior to joining Shelbourne Haley worked at RE/MAX Commercial Real Estate as their Director of Business Development. She holds a Bachelor of Arts degree in Professional Writing with a minor in Organizational Leadership and Supervision from Purdue University.
SHERRY SICKLES
Legal and Business Affairs (USA)
Sherry Sickles joined the Group in 2007 as the Associate Director of Legal and Business Affairs. In her role, Sherry is responsible for assisting in coordinating the legal and business aspects of acquisition, financing, development and sales. Her responsibilities also include management of the Contract Administration and Closing Process.
A Real Estate Paralegal for over 20 years, Sherry has had a diversified background in complex, multi-state commercial real estate transactions as well as residential developments of low-rise, mid-rise and high-rise development projects.
She holds a Bachelor of Arts degree in Human Services with a minor in Paralegal Studies from National Louis University.

PETER SMOLENSKI
Finance (USA)
Peter Smolenski joined Shelbourne Development Group in 2006 as Managing Director of the Chicago office. In his role, Peter manages the Chicago office and is responsible for the sourcing, structuring, financing and execution of real estate development projects.
Prior to joining Shelbourne, Peter specialized in real estate debt financing and joint venture equity investments for Capmark Finance (formerly GMAC Commercial Mortgage).
