Shelbourne Development acquired this under-utilised industrial property set on 1.145 hectares in Tallaght, South West Dublin, from Cable & Wireless PLC in an off-market deal in 2006. The property is currently occupied by Cable & Wireless on a short lease and is located in the centre of Tallaght at the corner of two of the main transport routes in the area – Airton Road and Belgard Road – and on the proposed new Metro West Line. The site is close to the Square Shopping Centre, the Tallaght Institute of Technology and Belgard Retail Park. It has zoning for offices. Other office occupiers in the area include Bank of Ireland and National Irish Bank. The area is becoming increasingly popular as a back office location and a re-development of the site would capitalise on this trend.
