As part of the group’s strategy to acquire buildings with significant re-development potential that are located along key transport links, Shelbourne Development acquired Sun Alliance House, a landmark corner office building of c. 4,200 sq. m. in 2005 in an off market transaction. Dawson Street is in the heart of Dublin’s Central Business District and is expected to be chosen as the route for the Luas light rail connector. It is adjacent to the retail heart of Dublin (Grafton Street) and to the centre of Irish Government (Kildare Street). The site is currently under developed and is ripe for a new mixed use scheme of offices over high end retail. At present, Dublin has a scarcity of new generation office space in the CBD. In addition, high end retailers are unable to source large floor plates in the general Grafton Street area. This site is set to capitalise on these opportunities over the coming years.
